SERVICE AGREEMENT

Welcome to the Hansen Haus family! To ensure we provide the highest level of service and protect the marketing value of your property, please review and sign our standard service agreement below.

This Agreement is made effective as of the date of electronic signature, between Hansen Haus Home Staging & Design (represented by Vernon and Shera Hansen), and the “Client” (defined as the Property Owner, or the Licensed Real Estate Agent acting as an authorized representative of the Property Owner).

  • Client warrants they are the owner of record or have the legal authority to enter this Agreement.

  • Client agrees to protect any and all valuables in or about the Property by removing them to safe storage prior to the staging date.

SCOPE OF SERVICES & VALUE PROTECTION

  • Hansen Haus provides curated furniture rental and decorative styling designed to maximize property value. To maintain the professional integrity of the "Hansen Haus Look" and ensure the highest ROI for your listing, the Stager retains full creative control over inventory selection and placement.

  • All staging inventory remains the sole property of Hansen Haus. To prevent damage and maintain the professional layout:

  • Client, Realtor, Photographer, or any other individual shall not move, rearrange, or "borrow" staging materials for other rooms or properties.

  • Staged furniture is for marketing purposes only and is not intended for daily living or seating (unless otherwise specified for "Occupied" packages).

  • Client acknowledges that professional staging requires the use of nails, hooks, and hardware to secure art and mirrors. Upon de-staging, small holes will remain. Hansen Haus is not responsible for patching, sanding, or painting.

  • Requests for specific furniture pieces or color palettes outside of our curated seasonal collection require additional sourcing. This will incur a Custom Procurement Fee (starting at $250) plus the direct cost of specialized inventory purchased for the project. All custom-purchased items remain the property of Hansen Haus unless a separate "Buy-Out" agreement is signed.

  • A 1-Hour Essential Consultation is the foundation of our process. The $250 Consultation Fee is due in full at the time of booking and is non-refundable.

    • OCCUPIED STAGING TERMS:

      • Occupied staging includes consultation, styling, and staging using homeowners existing furniture, along with select accessories provided by Hansen Haus. Services are limited to the agreed-upon rooms outlined on our website prior to installation.

      • The initial staging period is 90 days beginning on the installation completion date.

      • Base investment begins at $950 and is due in full at the time of booking. The $250 initial consultation fee is applied to your service.

      • Additional Rooms: $350 per room

      • If staging services are needed beyond the initial 90- day term, extensions are available for $350 for an additional 30-day extension. Extensions are subject to availability and written approval, and fees paid in full prior to the extension period.

      • Any inventory provided by Hansen Haus remain the property of Hansen Haus and must remains in the home for the duration of the staging term.

      • The staging investment is a flat-rate fee covering design, labor, and the initial 90-day term. As these resources are fully committed at the time of installation, no refunds or prorated credits will be issued for inventory removed prior to the end of the contract term.

    • VACANT STAGING TERMS:

      • Vacant Staging includes the delivery, setup, and styling of Hansen Haus rental furniture and accessories. Services are limited to the specific rooms outlined in the invoice and paid for in full prior to installation.

      • The 90-day staging period starts once installation is complete.

      • Base investment begins at $2,500 and the $250 initial consultation fee is due in full at the time of booking.

      • Additional Rooms $350 per space/room (office, entry, flex room, etc.)

      • If staging services are needed beyond the initial 90- day term, extensions are available for $350 for an additional 30-day extension. Extensions are subject to availability and written approval, and fees paid in full prior to the extension period.

      • Any inventory provided by Hansen Haus remain the property of Hansen Haus and must remains in the home for the duration of the staging term.

      • The staging investment is a flat-rate fee covering design, labor, and the initial 90-day term. As these resources are fully committed at the time of installation, no refunds or prorated credits will be issued for inventory removed prior to the end of the contract term.

INVESTMENT & CANCELLATION

  • To officially secure your staging date and reserve specific inventory from our collection, the Total Service Fee is due in full at the time of booking. Hansen Haus cannot hold dates or warehouse inventory without a cleared payment and a signed Agreement. Once installation has commenced, no refunds will be issued for services performed.

  • To provide maximum flexibility, Hansen Haus accepts payments via Zelle, ACH (Bank Transfer), or PayPal upon request. To ensure your full investment goes directly toward your property’s staging and marketing value, please note the following:

    • Zelle & ACH: No additional fees

    • PayPal: A 3% Processing Fee will be added to the total investment to cover third-party merchant and service costs.

      • Hansen Haus does not accept direct credit card payments at this time.

    • All funds must be cleared and this Agreement must be signed to officially reserve your installation date and staging inventory. Hansen Haus cannot guarantee availability until both payment and signature are received.

    • We understand that real estate timelines can shift. If the Client cancels the project more than 72 hours prior to the scheduled installation date, a refund of the Service Fee will be issued, minus a 10% Non-Refundable Administrative Fee. This fee covers the professional design time, logistics planning, and inventory preparation already completed by the Hansen Haus team.

    • Cancellations or requests to reschedule made with less than 72 hours' notice result in a 100% forfeiture of the Total Service Fee. At this stage, inventory has been pulled, packed, and staged for transport, and labor has been committed.

    • In the unlikely event that Hansen Haus must cancel a project due to unforeseen circumstances, 100% of all monies paid will be returned to the Client within 7–10 business days.

      • SECTION I: INVESTMENT & TERMS

        • Consultation Fee: Non-refundable $250 due at booking. For occupied staging the $250 fee is applied to your service.

        • Trip Fees: $150 fee for denied access

        • Extension Fees: Additional 30-day renewal per property will have a fee of $350. Extensions should be requested and approved via email and are subject to availability and inventory.

LOGISTICS, ACCESS & SCHEDULING

  • To ensure every project receives high-quality furnishings, all staging services are subject to current inventory availability. Installation dates are only formally secured once the Service Agreement is signed and full payment has cleared.

  • To achieve a "photography-ready" result, the property must be professionally cleaned and "broom-swept," with all construction, painting, and flooring repairs completed prior to our arrival. For the safety of our team and the integrity of the design, electricity and climate control (HVAC) must be fully active.

  • A $150 Rescheduling Fee applies if the property is inaccessible, utilities are inactive, or the site is not ready for immediate installation (e.g., other contractors, cleaners, or movers are present).

  • Clients must provide the Stager access to the property prior to the installation window. To maintain safety and design integrity, only designated Hansen Haus personnel, and agents,  may be present during the installation process.

    • To ensure dedicated focus on every project, our primary staging installations are conducted Saturday–Sunday starting at 8:00 AM.

    • Monday–Tuesday (5:00 PM–9:00 PM): Reserved for consultations and administrative operations.

    • Weekday staging is strictly limited to the finalization of styling details as deemed necessary by Hansen Haus to achieve the signature "Hansen Haus Look."

    • Hansen Haus requires a minimum of 7 to 10 business days from the time of payment to the commencement of staging. This window allows for professional design curation, inventory pulling, and logistics preparation.

    • Our standard service area includes all of Collin County. Projects located outside of Collin County are subject to a 15% Out-of-Area Travel Fee applied to the total service investment.

    • To ensure your marketing materials are flawless, professional photography should not be scheduled until Hansen Haus has provided formal written notice that the staging is 100% complete.

    • Additional Service Fees:

      • If the Hansen Haus team is unable to enter the property during the scheduled window due to incorrect codes, missing keys, or locked interior deadbolts, a $150.00 Trip Fee will apply for the rescheduled attempt.

      • Our staging packages include a set scope of work. Requests for the Stager to move, relocate, or "clear" Client owned furniture or items not previously agreed upon will be billed at a rate of $100.00 per hour (1-hour minimum).

      • If Hansen Haus is entrusted with physical keys, garage remotes, or gate fobs, and these items are lost or damaged while in our possession, our liability is limited to the direct cost of replacement or re-keying (not to exceed $250.00).

BRANDING, CREDIT & MARKETING

  • We love sharing our work! Stager reserves the right to capture and post "behind-the-scenes" video and photo content of the property during the staging and de-staging process for marketing and portfolio purposes. To opt-out of social media coverage, please notify us in writing at least 48 hours prior to the scheduled staging date.

  • All staging designs, layouts, and original photography produced by our team remain the exclusive intellectual property of Hansen Haus Home Staging & Design. These designs are protected under copyright and are for the sole purpose of marketing the designated property.

  • Client agrees to provide formal acknowledgment and credit to "Hansen Haus Home Staging & Design" in all digital and print marketing materials, including but not limited to:

    • MLS Descriptions: Mentioning "Staged by Hansen Haus."

    • For all social media features including, but not limited to, Instagram, TikTok, Facebook, and LinkedIn—tagging our official Instagram handle @thehansenhaus is required for all content featuring our staged interiors

PROPERTY CARE, PROTECTION & HYGIENE

  • To ensure a flawless installation, properties must be "broom clean" and all repairs/painting finished. A $150 Rescheduling Fee applies if we cannot access the home or if the site is not ready (e.g., other contractors, cleaners, or movers present).

  • All inventory provided by Hansen Haus is curated for visual marketing purposes only. To maintain the "Hansen Haus Look" and the structural integrity of our pieces, furniture is not to be used for sitting, sleeping, lounging, or dining by homeowners, guests, or agents.

  • To ensure our inventory remains in luxury, "allergy-free" condition for every client, all staged areas must remain strictly pet-free and smoke-free (including vaping/tobacco) from the moment of installation until all items are professionally removed.

  • Evidence of use (e.g., sleeping in staged beds, use of decorative towels, cooking odors, smoke residue, or pet hair) will result in an automatic 15% Maintenance Fee (calculated based on the total project invoice). This fee covers professional deep-cleaning, sanitization, and inventory downtime.

    • Note: This fee is separate from, and in addition to, the full replacement cost of any items rendered un-rentable due to damage or permanent odors.

  • To ensure a prompt and efficient removal, all owner-owned furniture and personal items must be cleared from the designated staging areas prior to our arrival for pick-up.

    • OCCUPIED STAGING:

      • For occupied homes, Hansen Haus provides styling guidance using the Client's existing furniture and decor to optimize the property’s flow and appeal.

      • To ensure the safety of our team and the efficiency of the staging window, the Client is responsible for all heavy furniture moving, decluttering, and deep cleaning as recommended during the Essential Consultation. All suggested "purging" or furniture relocation must be completed prior to the Stager's arrival.

      • For properties that remain inhabited, the Client assumes full responsibility for the daily care and maintenance of the "staged" environment.

      • To maintain the “Hansen Haus” aesthetic, certain decorative items (such as bed linens, specialty pillows, and tabletop vignettes, etc.) are designated as “Display Only”. The Client agrees to ensure these items are not used for daily living to prevent soiling or damage.

      • While Hansen Haus exercises extreme care and professional standards, Hansen Haus is not liable for the loss, damage, or breakage of Client-owned items that occur during the normal course of styling, "editing," or rearranging a space. By entering this Agreement, the Client acknowledges that moving aged or pre-existing furniture carries inherent risks of wear or minor damage (e.g., loose joints, brittle finishes, or floor scuffs) for which Hansen Haus is not responsible.

      • The Client is required to remove all high-value items, jewelry, currency, prescription medications, and fragile/irreplaceable heirlooms from the "styled" areas and secure them in a locked location prior to the staging date.

    • VACANT STAGING:

      • The Client assumes sole and exclusive responsibility for securing the property at all times. Hansen Haus shall not be held liable for any loss of, or damage to, staging inventory resulting from property defects (such as plumbing leaks or electrical failure), weather-related events, or unauthorized entry (including theft or break-ins). The Client is advised to maintain adequate homeowner’s insurance to cover such risks.

      • All staging inventory is for visual marketing purposes only. Furniture and decorative pieces are not to be used for sitting, dining, or lounging by Realtors, Clients, or prospective buyers.

LIABILITY & INVENTORY PROTECTION

  • The Client agrees to indemnify, defend, and hold Hansen Haus Home Staging & Design, its members, and employees harmless from any and all claims, losses, injuries, or damages resulting from the staging of the property. This includes, but is not limited to, accidents or "slip-and-fall" incidents involving furniture, decor, or rugs once the Stager has exited the premises. The Client or Licensed Real Estate Agent agrees to inform all third parties, including homeowners and prospective buyers, of these risks and shall ensure the property remains in a safe condition for all showings.

  • While Hansen Haus maintains professional liability insurance and exercises a high standard of care, the Client acknowledges that staging involves the temporary placement of items in a high-traffic real estate environment. To the fullest extent permitted by law, Hansen Haus’ total aggregate liability for any claim arising out of its performance under this Agreement shall be limited to the Total Amount of Fees Paid by the Client to Hansen Haus Home Staging & Design.

  • In no event shall the total aggregate liability of Hansen Haus exceed the total amount of fees paid by the client.

  • Hansen Haus is not responsible for damage to persons or property during the staging or de-staging process. Client releases Stager of all liability. Furthermore, while our styling is designed to enhance marketing appeal, Hansen Haus does not guarantee a specific sale price, time-on-market, or a particular result. All expressions of property merit are professional opinions only.

  • The Client is strictly liable for the Current Retail Replacement Value of any Hansen Haus inventory that is damaged, stained, broken, or stolen while on the property. This includes damage caused by pets, smoke, water leaks, or unauthorized use by third parties (e.g., other contractors or movers).

  • To ensure a clear chain of custody, Hansen Haus is not liable for the loss, damage, or accidental removal of any personal property left "mixed" with Hansen Haus inventory. Our team will not move, handle, or be responsible for personal electronics, fine art, or unsecured valuables.

DURATION & RENEWALS

  • The initial vacant and/or occupied staging period is ninety (90) days commencing from the date of installation completion.

  • Should staging services be required beyond the initial 90- day term, 30-day extensions are available for $350. Extensions are subject to availability and written approval, and extension fees must be settled in full prior to the start of the extension period. Extension requests can be made via email at hansenhaus@thehansenhaus.com. Hansen Haus reserves the right to decline extensions if inventory is committed to subsequent projects.

    • Hansen Haus reserves the right to decline an extension request if the specific inventory is committed to subsequent projects or scheduled for rotation.

    • Hansen Haus does not store Client credit card information. Instead, an invoice for the extension period will be automatically generated and emailed to the Client seven (7) days prior to the expiration of the current term.

    • Payment must be submitted and cleared via the Client’s preferred method (Zelle, ACH, or PayPal) no later than the first day of the new renewal period. Please note that PayPal payments for extensions are also subject to the 3% Processing Fee.

    • Once a new 30-day period begins, the extension fee is non-refundable, regardless of whether the property sells or the inventory is removed early.

  • If the property is withdrawn for a "Market Reset," (Refreshing the Listing), the Client must notify the Stager immediately. Failure to notify the Stager of a change in listing status may result in the immediate retrieval of staging inventory to protect the Hansen Haus’ assets.

  • To ensure a seamless transition and coordinated labor, a formal de-staging request must be submitted via the Hansen Haus website at least seven (7) business days prior to the desired removal date.

  • All de-staging requests are subject to written acknowledgment and scheduling confirmation from the Stager.

  • Requests submitted with less than seven (7) business days' notice will incur a $500.00 Rush Fee to cover emergency logistics and crew rescheduling.

EXECUTION & LEGAL GOVERNANCE

Hansen Haus Home Staging & Design shall maintain a registered office in the State of Texas as required by law. The Company’s registered agent is Republic Registered Agent LLC, located in Houston, TX. This Agreement shall be governed by the laws of the State of Texas. All terms, conditions, and obligations outlined herein are considered legally enforced upon the Client's signature and the payment of the invoice in full. The Client agrees to pay the fees as outlined in the Project Proposal/Invoice below hereto and incorporated by reference.

I consent to the use of electronic records and signatures. By clicking "I Agree" and typing my name below, I acknowledge that I have read, understand, and agree to all terms and conditions of this Agreement. I understand that typing my name below constitutes my legal electronic signature, and I consent to conducting this transaction electronically. This agreement shall be deemed executed and effective upon the Client's electronic acceptance.
